A 1906 Foursquare near Cheesman Park, this home had been well kept but had outgrown its own footprint-comfortable, but no longer quite shaped to the family inside it. The renovation made room without reaching outward: a primary suite, a sauna, and a wet room folded into the existing plan, and a kitchen widened into the gathering space the old layout never could hold.

Dark stained beams run the kitchen ceiling, a marble counter wraps up the wall behind the range, and a vintage runner softens the honeyed oak underfoot. Brass appears in the lighting and the hardware - unlacquered, left to deepen with use rather than hold its shine. The same restraint carries into the wet room, where marble meets tile cut in faceted, hexagonal shapes, laid for texture as much as function.

Prairie and Classical Revival influences run underneath all of it, less as ornament than as proportion-the rhythm of a beam, the height of a window, the weight of a cabinet pull. Old and new stop announcing themselves as separate things. What's left is a house that reads as though it had always been this way, only now with the room to prove it.
